  • Ventilation

  • Evidence of moisture  penetration

HEATING
  • All installed heating equipment

  • Vent systems, flues, chimneys

  • Distrubution systems

  • Fuel-burning fireplaces, stoves, and fireplace inserts

  • Fuel-burning accessories installed in fireplaces

  • Chimneys & vents (systems)

ELECTRICAL
  • Service drop(s) service conductors, (entrance) raceways & cables

  • Service equipment and main disconnects

  • Service grounding

  • Interior components of service panels & sub-panels

  • Service grounding

  • Conductors

  • Overcurrent protections devices

  • A representative number of installed lighting fixtures, switches & receptacles

INTERIOR
  • Walls, ceilings & floors

  • Steps, stairways & railings

  • Countertops & cabinets

  • Doors & windows

  • Garage vehicle doors, garage door operators, and safety related issues involving the garage door & garage in general

  • Installed ovens, ranges, surface cooking appliances, microwave ovens, dishwasher & garbage grinder by using normal operating controls to activate the primary functions

BASEMENT
  • Accessible foundation and floor

  • Crawl area & ventilation

  • Window (if applicable)

  • Load bearing girders

  • Support columns

  • Sill, sub floor, and floor joists

  • Interior chimney (if applicable)

  • Check for evidence of wood destroying insects

  • Inspect for water penetration, past or active

COOLING
  • Central and permanently installed cooling equipment

  • Distribution systems

EXTERIOR
  • Wall coverings, flashing & trim

  • Exterior doors

  • Attached and adjacent decks, balconies, stoops, steps, porches, and their associated railings

  • Eaves, soffits, and fascias where accessible from the ground level

  • vegegation, grading, surface drainage, and  retaining walls that are likely to adversely affect the building.

  • Adjacent and entryway walkways, patios, and driveways

PLUMBING
  • Interior water supply & distribution

  •  Interior drain, waste, & vent systems, including fixtures

  • Water heating equipment, & hot water supply systems

  • Vent systems, flues, & chimneys (exterior only where not readily visible)

  • Fuel storage & fuel distribution systems

  • Sewer ejectors, sump pumps, & related piping
